The entire property is in excellent condition with a crisp, fresh, and up-to-date appearance.  The furnishings are of good quality, coordinated in design, color, and style and meet the minimum furnishings requirements as outlined previously.  This includes furnishings such as window coverings and wall treatments, carpet, flooring, appliances, cabinets, counters, sinks and fixtures, shower tile and fixtures, living and dining room furniture, bedroom furniture, and patio furniture.  The wall paint and woodwork varnish are also in good condition.

Furniture, lamps, art and accessories must be high quality and well coordinated.  The bedspreads, mattresses, boxsprings, and frames must be in excellent condition, no sagging, softening of the mattress or other signs of wear.

Gold status is the highest rating attainable.

The property possesses:

• Fabric shower curtains and liner or glass doors in the baths (required for all properties)
• Coordinated television stand/armoire in the living room
• Patio furniture that coordinates with building exterior - not plastic
• Upholstered dining room chairs or high quality wood chairs
• Bedroom chair where space allows
• Remote-controlled television(s)
• Two televisions in properties with one or more bedrooms
• two telephones in properties with one or more bedrooms

Accessories to bring a sense of character to the property may include:

• Art (i.e., matted prints, rugs, painting, knickknacks, etc.) framed with glass or acrylic
• Appropriate knickknacks and books
• Valances or cornices
• Papered or accent walls
• Borders and other paint treatments

Unacceptable items include:

• Stretch art and macrame
• Metal/bracket shelving
• Plastic plants, plastic furniture
• Tablecloths
• Nylon or gauze back bedspreads
• Twin beds pushed together to form king size bed
• Vinyl or naugahyde upholstery
• Plastic or clear glass lamps

Because of Gold rating denotes our very best properties, if any of the above items fail to meet the standards, a lower rating will be considered.
